Most Texas tenants lose hundreds off their deposit over cleaning issues. Use this checklist to get every dollar back.
In Texas, landlords have 30 days after your lease ends to return your security deposit — or send an itemized list of deductions. The most common deduction? Cleaning. Not damage, not unpaid rent — cleaning. A thorough move-out clean is the single highest-ROI thing you can do before handing over your keys, and most tenants dramatically underestimate what 'professional standard' actually means.
What Texas Landlords Actually Inspect
Based on our hundreds of move-out cleans across San Antonio, Austin, Dallas, and Fort Worth, here are the areas that generate the most deposit deductions: kitchen appliances (inside the oven is the #1 miss), refrigerator coils and drip pan, range hood filter, bathroom grout lines, calcium deposits on fixtures and glass shower doors, baseboards throughout, inside closets and cabinets, window tracks and sills, and garage floors if applicable. These aren't the areas you see when you're living there — they're the areas a landlord's inspector looks at first.
The Room-by-Room Checklist
Kitchen: Clean inside and outside of all appliances, degrease range hood, wipe cabinet faces and insides, clean under the sink, scrub sink and faucet, clean backsplash, wipe all counters. Bathrooms: Descale toilet bowl, tank, and base, clean inside and outside of shower/tub, remove soap scum and hard water deposits from glass and tile, clean mirror and fixtures, wipe cabinet interiors, scrub grout lines. Bedrooms and common areas: Wipe all baseboards, clean ceiling fans, wash light switches and outlet covers, vacuum and clean under furniture if leaving any, wipe door frames and handles, clean window sills and tracks. Garage: Sweep and mop floor, wipe down workbench surfaces, remove all items.
What Professional Move-Out Cleaning Adds
The difference between a DIY move-out clean and a professional one isn't effort — it's equipment, products, and the trained eye that knows where to look. TQ Cleaners' move-out teams use commercial descalers on bathroom fixtures, steam cleaning where appropriate, and a proprietary inspection checklist built from real landlord feedback. We also provide a written record of all areas cleaned, which gives you documentation if any deposit dispute arises. Our move-out clients across Texas report deposit recovery rates above 95%.
Timing Your Move-Out Clean
Ideal timing is 24–48 hours before your final walkthrough — after all your belongings are out. Cleaning before you move everything out wastes time. Book your move-out clean once you have a confirmed move-out date, and aim to schedule at least 3 days in advance (1–2 days if urgent — we accommodate last-minute requests regularly in San Antonio, Austin, and Dallas). Don't wait until the day before. If something needs a re-clean based on the walkthrough, you want time to address it.
